Stackable Washer-Dryer Combo Issues in Miami Condos — Brickell, Aventura, and Beyond

You live on the 28th floor of a Brickell tower. The laundry closet is a 27-inch-wide alcove with bifold doors, and inside it sits a stackable LG WM3998HBA combo unit that the building developer specified back in 2019. It’s worked fine for three years. Last week it started leaving clothes damp at the end of a “Normal Dry” cycle. You ran a sanitize cycle, you cleaned the lint trap, you even pulled the drum filter at the bottom front. No change. The clothes come out 70 percent dry instead of bone dry, the cycle takes 3 hours instead of 90 minutes, and the closet smells faintly mildewed.
Condo stackables have their own failure profile that’s different from house laundry rooms. The combination of tight venting (or no venting at all), shared drain stacks, and 24/7 dampness from rooftop pools and ocean air creates problems that don’t show up in single-family homes. Ventless Condensing Dryers and Why They Lose Performance
The LG WM3998 in your closet isn’t a traditional vented dryer. It’s a ventless condensing dryer, sometimes called a heat-pump dryer. Instead of pushing humid air out through a duct to the exterior of the building (which most high-rise architects refuse to allow above the 10th floor), it recirculates the air through a refrigerated heat exchanger that condenses the moisture out. The condensate either drains into the laundry standpipe or collects in a removable tank.
These dryers work, but they have two persistent issues. The condenser coil at the bottom of the unit gets clogged with lint that bypasses the primary filter, and as the coil clogs, drying time goes up. By the time clothes are taking 3 hours and coming out damp, the condenser is probably 70 percent obstructed.
The fix is a deep clean of the condenser. On the LG WM3998 it lives behind a kick panel at the bottom front. Pop the panel, you see a metal-mesh secondary filter with a lint sheet that looks like felted gray matting. Pull it out, rinse it in the sink, let it air dry overnight, put it back. Most condo owners we visit don’t know this filter exists. The owner manual mentions it, but the install team usually doesn’t.
Once a month is the right cadence for this clean. Twice a month if you’re doing 8+ loads a week.
The Drain Stack Problem in Older Towers
Older condo buildings (anything built before 2005, which covers most of Sunny Isles’ first wave and a lot of Hallandale Beach) used cast-iron drain stacks that have been quietly accumulating biofilm for 20+ years. Your washing machine drains into that stack. When the stack restricts, the washer drain pump has to fight backpressure, and several things happen.
The pump runs longer than it should (energy waste). The high-water sensor in newer machines (Samsung WF45R6300AV, Whirlpool WFW6620HC) sometimes misreads the drain backpressure as a leak and throws an error code mid-cycle. The cycle pauses, drains slowly, restarts, and what should be a 45-minute wash takes 2 hours.
A homeowner can’t fix this. The building maintenance company has to camera the stack and arrange a jetting clean. If the building won’t do it, the workaround is to use shorter, lower-water-volume cycles (Eco or Quick Wash instead of Heavy Duty) so the drain pump has an easier time.
We’ve seen this exact pattern in mid-range Aventura buildings on the west side of Biscayne, and in some of the older Hollywood beach towers. If your neighbor’s washer also acts weird, it’s the stack, not your machine.
Water Pressure Above the 20th Floor
Most condo developers install pressure-reducing valves at the unit entry, but they get adjusted wrong about 15 percent of the time. Stackable washers want 20 to 100 psi on the supply. Below 20 and the inlet valve solenoids can’t fully open against the spring tension, the wash fills slowly, and on some models (Bosch WAT28400UC, Miele WWB020WCS) you’ll get an error like “low water” or “supply hose blocked” when the lines are actually fine.
Above 100 psi, the inlet valve seats wear quickly. Symptom: water keeps trickling into the drum even when the cycle is off. You hear it as faint dripping at 2 a.m. through the laundry closet door. Replacing the inlet valve assembly runs $130 to $190 installed, but if the PRV is set wrong, the new valve fails in another 18 months.
If you’re high in the building (25th floor and up in towers like Estates at Acqualina, Porsche Design, or 900 Biscayne), and the fill seems slow, get a pressure reading from building maintenance. If you’re lower (floors 3 through 8 in tall towers), pressure can run hot because the booster pumps for the upper floors push everything below. Either condition is fixable, but it’s a plumber’s job, not an appliance tech’s.
Door Boot Mildew in Coastal Humidity
Front-load stackables in coastal condos develop door boot mildew faster than the same unit in an inland house. The reason is the ambient humidity. A Brickell laundry closet usually sits at 60 to 70 percent relative humidity even with the AC running. After a wash cycle, the boot stays wet, and biological growth gets a 4-hour head start before the closet air dries it out.
Two habits help. Leave the door cracked open at the end of every cycle. Most modern LG and Samsung units have a hinge detent that holds the door ajar an inch or two, exactly for this reason. Wipe the boot with a microfiber towel once a week, especially the bottom curve where water pools. If mildew is already established, a half-cup of bleach in an empty Sanitize cycle clears it. Pet hair under the boot lip drives the smell faster than anything else, pull the boot back gently with a finger and check for fur.
Building Restrictions to Know Before Repair
Most condos in Miami-Dade have rules about appliance work. The building wants 48 hours’ notice for any tech entering. The freight elevator has to be reserved. Some HOAs require the tech’s COI (certificate of insurance) on file before they’ll let the building accept the appointment.

Also: stackables that share a closet with the building’s plumbing chase sometimes require a partial unit shutoff (the unit’s individual water main) before any service. Know where your unit shutoff is before the tech arrives. It’s usually inside the laundry closet at floor level, behind a small panel, or in the adjacent utility closet.
When Replacement Beats Repair
A combo washer-dryer in a condo is harder to replace than a standalone in a house. The unit has to fit a 27-inch width, has to be ventless if there’s no exterior duct, has to come in through the freight elevator (which has its own size limits in older buildings), and has to be installed without disturbing the unit above.
That said, a 7-year-old LG combo with a failed condenser fan, a worn drum bearing, and a struggling drain pump is in expensive-repair territory. Total parts and labor can run $700 to $1,100. A new equivalent (LG WM6998HBA, Samsung WF53BB8700ATUS) runs $1,800 to $2,400 plus install. The math sometimes favors replacement, especially if the building has updated its delivery rules to allow new units up the freight without removal headaches.
If you’re under 5 years and one component has failed, fix it. If you’re 8 years in with multiple issues, plan for replacement.
