A residential steam generator is a small electric boiler in a closet or under a vanity, wired to a 240V breaker, fed by a water line, pushing steam through a copper line to a head in the shower. Four things fail on it: the valve that lets water in, the probe that senses the water, the element that heats it, and the contactor that switches the power. Everything else is scale. South Florida water is hard enough that a generator without a working auto-flush grows a crust on the probe and the element within a couple of years, and most of the “no steam” calls we get from Aventura and Boca Raton trace back to exactly that.

Steam shower problems, cause and fix

Scale and the auto-flush valve
Tap water in Miami-Dade and Broward runs around 250 to 300 ppm of hardness, and a steam generator concentrates it. Every cycle boils off pure water and leaves the minerals behind in a tank the size of a coffee can. Without a flush, the sediment reaches the probe first (short cycling), then the element (it overheats inside its own crust and cracks), then the drain valve.
Mr. Steam’s AutoFlush, Amerec’s AutoDrain, and the ThermaSol flush cycle all do the same job: dump the tank two hours after the last use so the minerals go down the drain instead of settling. When the flush valve scales open, the tank drains constantly and the fill solenoid runs itself to death. When it scales shut, you are back to the crust. We check it on every call.
A descale on a scaled-but-alive unit runs $180 to $320. An inline scale filter on the feed is cheap insurance, and we can add one during the same visit.
Steam rooms in condo buildings
Buildings on the beach put steam rooms on the spa level and forget about them until the third generator quits. A typical case: a Miami Beach condo with three steam generators and a sauna on the same floor, two of the generators dead and one dripping on the tile. The property manager needed one company for all four units, a certificate of insurance on file before anyone touched a breaker, and a freight elevator booked for the replacement unit. Repair or replace
Probes, solenoids, contactors, controls: all worth doing on any generator whose tank is sound. The element is the judgement call. On a Mr. Steam or Amerec under twelve years old, a $350 to $600 element buys another decade. On a tank that already weeps at a fitting, or a brand whose parts stopped shipping (older Steamist and some private-label units), we say so and quote a new generator. A new 7 to 12 kW unit installed runs $2,800 to $5,500, and the swap usually reuses the water line, the breaker and the steam line, so it is a one-day job.
