Mini split problems, cause and fix

Water dripping from the indoor head

The condensate drain is blocked, or the condensate pump quit. This is the single most common mini split call in South Florida, and it has nothing to do with refrigerant. Biofilm builds in the drain line in our humidity within a season. We clear the line, flush the pan, test the pump and pitch, and the water stops.

Blowing but not cooling

Could be a fouled evaporator coil behind the filters, a failed outdoor fan motor, a capacitor, or a genuine leak. The order matters: we check airflow and electrical before anyone talks about adding refrigerant, because a system that needs a top-up every year has a leak, not a thirst.

Unit runs a few minutes then shuts down with a code

Mini splits self-report better than central systems. Daikin, Mitsubishi and Fujitsu each throw their own fault codes for high pressure, sensor faults and communication errors between the head and the condenser. We read the code, then verify it with a gauge or a meter rather than trusting the display alone.

Outdoor unit corroded, fan seized

Salt air. Units within a mile of the water lose fan motors and coil fins years earlier than the manual promises. We replace the motor, wash and treat the coil, and tell you honestly when the condenser has gone too far to be worth another repair.

Head icing up

Restricted airflow or low charge. Dirty filters and a coil packed with dust cause more icing than leaks do, and the fix is cleaning rather than gas. If the coil is clean and it still ices, then we go looking for the leak.

Remote works but nothing responds

Control board or the communication wire between head and condenser. On multi-zone systems a fault in one head can take the whole group offline, which is why the symptom often looks worse than the repair.

New installs and replacements come with a proper line set, a vacuum pull to the correct micron level, and a documented charge. Two shortcuts cause most of the failures we see on units installed by someone else: skipping the vacuum, which leaves moisture in the system, and running the condensate line without slope so it backs up in the first wet month. Ask whoever quotes you how deep they pull vacuum. If the answer is vague, keep looking.

Drains, pumps, capacitors, fan motors and boards are worth fixing at almost any age. The line where we start recommending replacement is a compressor failure or a leak inside the indoor coil on a system past eight years, because on those the repair approaches half the cost of a new single-zone install and buys you a machine that is still eight years old. Systems still running R-410A get the same math, with one extra factor: refrigerant pricing has moved, and a big recharge on an old leaking system is money spent twice.
