Ductless mini splits took over South Florida for good reasons: no ductwork to lose air through, room-by-room control, and a condenser small enough to fit the side yard of a Hallandale townhouse. They also fail differently from central air. Most of the calls we take are not the compressor and not the refrigerant charge, whatever the last person told you. They are drain lines, control boards, and outdoor units that spent four summers three feet from salt air.
Brands we work
- Daikin
- Mitsubishi Electric
- Fujitsu
- Carrier and Midea
- LG and Samsung
- Gree, Cooper & Hunter, Pioneer
Single-zone and multi-zone systems, wall cassettes, ceiling cassettes and floor consoles. Condo installs where the condenser has to go on a balcony and the association has an opinion about it are routine here.
Mini split problems, cause and fix
Mini split installation
New installs and replacements come with a proper line set, a vacuum pull to the correct micron level, and a documented charge. Two shortcuts cause most of the failures we see on units installed by someone else: skipping the vacuum, which leaves moisture in the system, and running the condensate line without slope so it backs up in the first wet month. Ask whoever quotes you how deep they pull vacuum. If the answer is vague, keep looking.

Repair or replace
Drains, pumps, capacitors, fan motors and boards are worth fixing at almost any age. The line where we start recommending replacement is a compressor failure or a leak inside the indoor coil on a system past eight years, because on those the repair approaches half the cost of a new single-zone install and buys you a machine that is still eight years old. Systems still running R-410A get the same math, with one extra factor: refrigerant pricing has moved, and a big recharge on an old leaking system is money spent twice.
