The short answer: usually no for the appliance itself. In a typical Florida rental the refrigerator, range, dishwasher and washer belong to the landlord, and your renters policy covers your personal property — not theirs. The landlord’s own policy (or wallet) handles repairing the appliances they provided. But there are five real situations where renters insurance does pay out around a broken appliance, and Florida’s storm rules make two of them bigger here than anywhere else in the country.
What renters insurance actually covers in Florida
A standard HO-4 renters policy has three parts that matter for appliances: personal property coverage (your stuff), loss-of-use coverage (hotel and food costs if the unit becomes unlivable), and liability. None of them is a repair plan — insurance responds to sudden, accidental perils like fire, lightning, windstorm, smoke or water damage from burst pipes, not to wear and tear. A compressor that dies of old age is never a claim, whoever owns the fridge.
The five cases where a claim is real
1. You own the appliance
Brought your own washer, dryer, wine cooler or garage freezer into the rental? That is personal property. If a covered peril — fire, lightning, a windstorm-driven surge — kills it, it is claimable minus your deductible. Keep receipts; with a $500 deductible and actual-cash-value depreciation, an eight-year-old washer may pay out very little, which is where a repair quote often beats a claim.
2. Spoiled food after a power failure
Most Florida renters policies include $250–$500 of food-spoilage coverage when an outage or appliance failure thaws the fridge and freezer — some insurers waive the deductible for it. 3. Power-surge damage to your electronics and appliances
Lightning and grid-restoration surges are covered perils for your property on most HO-4 forms. A storm-season surge that cooks your TV, computer and your own microwave is one claim. 4. Water damage from a failed appliance
When a washer hose bursts or a dishwasher floods, renters insurance covers damage to your belongings (rugs, furniture, electronics) from the sudden discharge — not the appliance that failed. The landlord repairs the machine and the building; your policy handles your soaked property and, if the unit is unlivable, loss-of-use.
5. Named-storm and hurricane damage — with Florida’s catch
Florida policies carry a separate hurricane deductible, often 2–5% of your coverage rather than a flat $500, and flood is excluded entirely — storm-surge or rising-water damage to your property needs an NFIP or private flood policy. Landlord vs. tenant: who fixes the fridge?
Florida Statute 83.51 obliges landlords to keep the dwelling habitable, but appliances are only their responsibility if the lease provided them — read your lease’s appliance clause. Standard practice in South Florida rentals: landlord-supplied appliances are the landlord’s to repair (normal wear), while tenant damage and tenant-owned units are on you. Report failures in writing, with photos and dates — it protects your deposit and starts the statutory clock.
The practical play for tenants
Appliance died? First, write to the landlord — most South Florida property managers authorize a repair visit within a day or two, and many send us. How to document an appliance claim so it actually pays
Florida adjusters deny appliance-adjacent claims for one reason more than any other: no proof of sudden loss. Build the file the same day. Photograph the appliance, its model and serial sticker, the damage around it, and — for spoilage claims — the contents of the fridge and freezer before anything goes in the trash. Save the outage notice from FPL or your building, because it timestamps the peril. Get a written diagnosis stating the failure cause: “control board failure consistent with power surge” reads very differently to an adjuster than “fridge stopped working.” That one-page assessment is part of every Berne service call, and it is the document that turns a maybe into a paid claim.
