Dryer vent cleaning across Miami-Dade, Broward and Palm Beach. Condo and high-rise runs through the ceiling, single-family roof and wall vents, booster fans, lint-packed ducts that trip the thermal fuse and stretch drying to two cycles. Airflow measured before and after. $59 service call, applied to the cleaning · 4.79★ · same-day slots most days.

Half of the dryers we repair for no heat did not need a part. They needed the vent cleaned. When lint packs the duct, the air stops leaving, the heater housing overheats, and the thermal fuse blows to prevent a fire. Replace the fuse without clearing the duct and it blows again in six months. That is why we clean vents: not as a side business, but because it is the cause behind the dryer repairs we do every day. South Florida makes it worse. Condo runs of twenty to forty feet through a ceiling with three elbows, roof vents with a flap that rusted shut in the salt air, and a booster fan somebody installed in 2009 and nobody has looked at since.

What we clean

  • Condo and high-rise dryer runs through the ceiling to a common shaft or an exterior wall, including the transition duct behind the dryer
  • Single-family runs to a wall hood or a roof cap, including the cap and its flap
  • Booster fans in long runs: cleaned, tested, and replaced when the motor has failed
  • The dryer itself: blower housing, lint chute and the moisture sensor bars
  • Ventless and heat pump dryers: condenser coil and drain, which clog the same way
  • Stacked laundry centers and closet installs where the dryer has to come out to reach the duct

Signs the vent is the problem

Clothes take two cycles, the dryer is hot to the touch
The air is not leaving. Moisture stays in the drum, the cabinet heats up, and the high-limit thermostat keeps cutting the element. Every one of those is the vent until proven otherwise.
LG shows D80, D90 or D95
LG dryers measure their own airflow and report the blockage as a percentage. D90 means the duct is about 90 percent restricted. The dryer is not broken yet; it is warning you.
Dryer stopped heating, thermal fuse blown
The fuse is the symptom. The blocked vent is the cause. We replace the fuse and clean the vent in the same visit, and we measure the airflow after so you know it is fixed, not patched.
Lint on the floor behind the dryer, or in the laundry closet
A transition duct that has come loose or split, usually the foil accordion kind that should not be there. We replace it with rigid or semi-rigid metal and seal the joints.
Burning smell during a cycle
Lint on the heater element. Stop using the dryer and call. This is the stage before a dryer fire, and it is the reason vent cleaning is on the fire department’s list, not just ours.
The roof cap or wall flap does not open
Salt air rusts the flap shut, a bird builds in the hood, or the cap was painted over. The duct can be clean and the dryer still cannot breathe. We check the exit every time.

How we do it

We measure airflow at the dryer outlet first, so there is a number to compare against. Then we disconnect the transition duct, clean the dryer’s own blower housing and lint chute, and run a rotary brush with a vacuum through the full duct to the exit. Long condo runs are done from both ends. We check the roof cap or wall hood, replace a foil transition duct with metal, test any booster fan, reconnect, and measure again. You get the before and after numbers on the invoice. If the run itself is too long or too kinked to ever move enough air, we tell you what the duct needs and quote it, because cleaning a bad duct every year is not a fix.

How often, in South Florida

Once a year for a single-family run under 15 feet. Every six to nine months for a condo run over 20 feet, for a household that dries daily, or for anyone with pets. Any time an LG shows D80 or worse, or a dryer starts taking two cycles. A run that needs cleaning more often than that has a design problem, and we say so.

Frequently asked questions

Do you clean dryer vents in Miami condos and high-rises?
Yes, across Miami-Dade, Broward and Palm Beach, including long ceiling runs to a common shaft or exterior wall. We book the service elevator and handle the building’s COI when needed. Same-day slots most days at (754) 345-4515.
How much does dryer vent cleaning cost?
$140 to $220 for a standard run, $200 to $340 for a long condo run with elbows, with airflow measured before and after. Bundled with a dryer heating repair it runs $120 to $260.
My dryer stopped heating. Is it the vent or a part?
Often both. A blocked vent overheats the dryer and blows the thermal fuse. We replace the fuse and clean the vent in one visit, because replacing only the fuse brings you back in six months.
What does D90 mean on my LG dryer?
The exhaust duct is about 90 percent blocked. LG measures its own airflow. Clean the vent now, before the thermal fuse adds a part to the bill.
How often should a dryer vent be cleaned in South Florida?
Yearly for a short single-family run, every six to nine months for a long condo run, daily-use households or homes with pets. Sooner if drying time doubles or an LG shows a D-code.
Do you replace the foil accordion duct behind the dryer?
Yes, with rigid or semi-rigid metal, $80 to $160. Foil transition ducts collect lint in every fold and are a fire risk; most manufacturers and fire codes no longer allow them.
