What refrigerator repair looks like in Coral Gables
Coral Gables is dense with high-end built-in kitchens, so a large share of Gables calls are Sub-Zero, Wolf, Miele and Thermador units where factory-correct parts and sealed-system work matter more than speed.
Because Coral Gables sits on the coast, the salt air and humidity here are hard on refrigerator components — we factor that in on every diagnosis and carry coastal-grade parts on the truck.
Common refrigerator problems we see in Coral Gables — symptom, cause & typical cost

| Not cooling, freezer fine | Failed evaporator fan motor or defrost control | $180–$340 |
| Whole unit warm, lights on | Bad start relay, compressor, or sealed-system leak | $250–$650 |
| Leaking water on the floor | Clogged or frozen defrost drain line | $140–$260 |
| Frost build-up in freezer | Defrost heater, thermostat, or door-seal leak | $170–$330 |
| Ice maker not making ice | Water inlet valve, ice-maker module, or frozen fill tube | $160–$340 |

*Typical parts-and-labor ranges for Coral Gables-area homes; exact pricing is confirmed on site. The $59 diagnostic fee is waived when you approve the repair. Built-in and luxury brands (Sub-Zero, Viking, Thermador, GE Monogram) can run higher due to sealed-system and factory-part requirements.

What kind of problems are we working with?
Not Cooling Properly
Warm fridge, cold freezer is the classic defrost or evap-fan failure—cold air can’t reach the fresh-food compartment. We pull the freezer back panel and look for an iced-over evaporator (means defrost heater or termination thermostat) or a dead fan motor. Sub-Zero 700-series uses dual evaporators and runs differently; Whirlpool/KitchenAid bottom-freezers fail on the evap fan around year 6. Compressor checks last because the sealed system is rarely the first culprit. Repairs typically $260–420.
Leaking Water
Puddle on the floor is the defrost drain frozen at the drip pan or the icemaker fill tube split. We pour warm water down the drain channel and snake the tube—if it clears, we install a heat-stick or P-trap so it doesn’t refreeze. Whirlpool/KitchenAid French-door units (W10619951 drain heater kit) get the fix permanently. Sub-Zero column drains run different. Inlet valve leaks at the rear elbow are the other common spot. Repairs typically $190–280.
Ice Maker Malfunctions
Icemaker not filling is the inlet valve (24V solenoid, opens 0.5–1.0A draw) or the saddle/line shut-off. Filling but not harvesting is the motor module or the bail-arm switch. Whirlpool/KitchenAid 4317943 modular icemakers fail the motor, Samsung French-door icemakers (the RF28 family) jam on a frozen auger—the whole compartment ices up and the auger motor strips. We always check fill volume (140–150 ml) before condemning the module. Repairs typically $200–340.
Strange Noises
Grinding from the back is the condenser fan motor bearings; clicking every 2–3 minutes is the compressor start relay (PTC) failing—replace with the overload as a pair. A rhythmic knock when the door opens is usually the evap fan blade hitting frost buildup. Sub-Zero 600/700 series and KitchenAid built-ins share a common condenser-fan failure around year 8. Whirlpool top-mounts pop the start relay first. Relay/fan jobs typically $180–260.
Door Seal Problems
Compromised gasket shows up as condensation on the cabinet edge or a fresh-food side that runs 3–5°F warm. We test with a dollar bill—if it slips out anywhere along the seal, replace. Sub-Zero 700 and Wolf integrated units use a magnetic gasket that must be ordered by serial; Whirlpool/KitchenAid French-door gaskets ship with the door hinge alignment template. Don’t skip the hinge cam check because a sagging door tears a new gasket in months. Gasket jobs typically $220–360.

Tell Us What's Going Wrong
Reach out with a short description: warm fridge, ice maker not cycling, water under the unit, or unusual compressor noise. A photo of the model tag inside the door speeds up the diagnostic.

Gables kitchens and their refrigerators: field notes
Coral Gables is Sub-Zero country, plain and simple. The pre-1980 homes along Hardee Road, Sunrise Avenue, and the streets off LeJeune Road all went through luxury renovations in the 90s and 2000s, and the appliance of choice was almost always a Sub-Zero 532 or 632 built-in. Many of those units are now 25 to 30 years old and still running, with the original compressor and condenser fan intact. Our work in the Gables is about extending the life of these units, not replacing them, because a swap means a cabinetry rebuild and a 15K project that most owners will defer as long as possible. We keep them alive.
The Sub-Zero 500 and 600 series built-ins fail in a predictable progression that we have learned to anticipate. First, the condenser coil packs with dust and lint because the grille has not been pulled in years, and that is a clean rather than a part, which adds five years to the unit's working life. Second, the door gaskets go brittle and the compressor runs harder to maintain temp, which we fix with a gasket replacement on the magnetic strip. Third, the evaporator fan motor gets noisy, and that is a 45-minute swap. The newer Sub-Zero Designer series in the more recent Gables remodels along Granada has different failure modes. The UI panel fails before the sealed system does, and the part is now reliably stocked through the authorized supply chain. We also see the occasional Thermador Freedom column in newer construction. Those need condenser service same as Sub-Zero. Power flickers from summer storms occasionally fry the Sub-Zero PRO-48 control board, and that is the one part we cannot keep on the truck. Order time runs three to five days.
Sub-Zero showing temp drift, ice maker quiet, or making a low grinding sound from the bottom compartment? Call (754) 345-4515. We have been working on these units in the Gables since the late 90s, and our techs know the 532 and 632 service routine cold. Residential service is \$59 flat, and same-day Coral Gables slots are usually available when you call before noon on weekdays. Saturday routes through the Gables fill up early in the week.
