Late September is a good calibration point for South Florida households. AC has been running flat-out for five months, summer storms knocked the power out at least once, and the kids’ summer grazing schedule has destroyed any sense of fridge organization. Here is the actual checklist we run on our preventive maintenance visits — what to clean, what to verify, what to replace.
1. Condenser deep clean
This is the single highest-value maintenance task. A clogged condenser raises compressor head pressure 30-40 PSI and shortens compressor life by years. Steps:
- Pull the fridge forward 6-12 inches
- Kill power at the breaker — not just unplug — to be safe
- Vacuum the rear condenser coils (back-mounted) or pull the bottom kick plate and vacuum the under-mounted coils (most modern bottom-freezer designs)
- Use a brush attachment, go in the direction of the fins
- If dust is matted, use a $12 fin brush from a parts store
2. Door gasket inspection and clean
UV from coastal kitchens hardens silicone gaskets. By year 5-7 they get stiff and start losing seal at the corners. Test:
- Dollar bill test — close door on a dollar bill, try to pull it out. Strong friction = good. Slides out easily = gasket compromised. See our dollar bill test guide
- Wipe the gasket with warm soapy water — months of crumbs and spills build up at the fold
- If gasket is hard and brittle, schedule replacement before winter
3. Defrost drain check
Bottom-freezer designs have a drain pan and a drain tube from the freezer evaporator. Sometimes a small ice plug forms in the tube, water backs up, freezes on the freezer floor, and pools under the crisper drawer.
- Look for ice on the freezer floor (not on shelves)
- Look for water under the crisper drawer or around the bottom of the fresh-food side
- If either present, the drain is partially blocked — needs a flush with hot water through the drain tube
4. Ice maker reset
After a summer of constant use, ice quality degrades — small cubes, hollow centers, off-taste. Steps:
- Empty the bucket completely
- Wash the bucket with warm soapy water, dry fully
- Replace the water filter (check the indicator light — most need replacement every 6 months in South Florida)
- Discard the first 24 hours of new ice — it picks up flavors from the new filter
5. Temperature audit
Place a $5 fridge thermometer in the middle shelf for 24 hours. Should read 36-38F. Anything 40F+ means either the door has not been sealing right (back to gasket) or the cooling system is starting to weaken.
6. Power-surge inspection (post-summer storms)
South Florida summer routinely throws surges at appliances. After a power blink:
- Check display panel — ghost segments, frozen text, missing buttons are warning signs
- Check that all functions still work — ice, water, mode buttons
- If anything is glitchy, surge has likely damaged the main board. Replace before total failure
7. The “I forgot it was there” purge
Pull every item out, check expirations, wipe shelves. Florida humidity does weird things to half-empty jars at the back of the fridge. This is also when you find the leftover takeout from August.
