How a home warranty repair works with Berne

1. Send the work order
Call dispatch or use the form with the claim or work order number, the plan name, the appliance and the address. If the warranty company assigned us directly, we already have it and will call you to schedule.
2. Diagnosis on site
The technician diagnoses the appliance, records the model and serial, the failed part, the cause, and photographs, in the format the plan requires. Most rejections we see from other shops come from a missing serial or a cause written the wrong way. Ours go in complete.
3. Report and authorization
We submit the findings to the warranty company the same day. They authorize the repair, order the part through their supplier or approve ours, or decide the failure is not covered. We follow up on the authorization so it does not sit.
4. The repair
Once authorized, we install the part and test the appliance. If the plan ships the part, we schedule the return visit the day it arrives. Common parts are on our trucks, and when the plan lets us supply them, the repair closes in one visit.
5. Your trade service fee
Your plan sets the fee you pay per claim, usually $75 to $150, and we collect it at the visit. If the warranty company declines part of the repair, we give you a written quote for that part before doing anything you would pay for yourself.

What home warranty plans usually cover, and what they do not

Plans cover mechanical failures from normal wear on the appliances listed in the contract: a compressor, a drain pump, a heating element, a control board. They usually do not cover cosmetic damage, a unit that was already broken when the plan started, damage from a power surge or a storm, a part that failed because of a missed maintenance item like a never-cleaned dryer vent, or code upgrades and modifications the repair needs. When the plan declines something, we tell you exactly which item was declined and why, and quote it separately so you can decide.

For property managers and landlords

We work from your work order system, carry a certificate of insurance for building management, book service elevators, and coordinate access with tenants directly when you ask us to. Invoices go to the office with the unit number, the appliance, the serial and the cause, which is what your accounting and your owner reports need. Multi-unit accounts get a single dispatch contact.

My warranty company assigned a technician who never showed up. Can you take the claim?
Usually yes. Ask the warranty company to reassign the claim, or ask for authorization to use your own technician; most plans allow it after a missed appointment. Give us the claim number and we take it from there.
What do I pay on a home warranty repair?

Why do home warranty claims get denied?
Most often because the diagnosis report was incomplete: no serial, no cause, or the cause written in a way the plan reads as neglect or pre-existing. We write the report the way the plan’s adjusters expect, with photos, which is why ours get approved.
How long does a home warranty repair take?
Diagnosis within a day or two of the work order, authorization usually within 24 to 48 hours after we report, and the repair as soon as the part is in hand. When the plan lets us supply common parts, it closes in one visit.
Do you work with property managers on recurring work orders?
