What kind of problems are we working with?

Not Cooling Properly

Warm fridge, cold freezer is the classic defrost or evap-fan failure—cold air can’t reach the fresh-food compartment. We pull the freezer back panel and look for an iced-over evaporator (means defrost heater or termination thermostat) or a dead fan motor. Sub-Zero 700-series uses dual evaporators and runs differently; Whirlpool/KitchenAid bottom-freezers fail on the evap fan around year 6. Compressor checks last because the sealed system is rarely the first culprit. Repairs typically $260–420.

Leaking Water

Puddle on the floor is the defrost drain frozen at the drip pan or the icemaker fill tube split. We pour warm water down the drain channel and snake the tube—if it clears, we install a heat-stick or P-trap so it doesn’t refreeze. Coral Gables is Sub-Zero country, plain and simple. The pre-1980 homes along Hardee Road, Sunrise Avenue, and the streets off LeJeune Road all went through luxury renovations in the 90s and 2000s, and the appliance of choice was almost always a Sub-Zero 532 or 632 built-in. Many of those units are now 25 to 30 years old and still running, with the original compressor and condenser fan intact. Our work in the Gables is about extending the life of these units, not replacing them, because a swap means a cabinetry rebuild and a 15K project that most owners will defer as long as possible. We keep them alive.

The Sub-Zero 500 and 600 series built-ins fail in a predictable progression that we have learned to anticipate. First, the condenser coil packs with dust and lint because the grille has not been pulled in years, and that is a clean rather than a part, which adds five years to the unit's working life. Second, the door gaskets go brittle and the compressor runs harder to maintain temp, which we fix with a gasket replacement on the magnetic strip. Third, the evaporator fan motor gets noisy, and that is a 45-minute swap. The newer Sub-Zero Designer series in the more recent Gables remodels along Granada has different failure modes. The UI panel fails before the sealed system does, and the part is now reliably stocked through the authorized supply chain. We also see the occasional Thermador Freedom column in newer construction. Those need condenser service same as Sub-Zero. Power flickers from summer storms occasionally fry the Sub-Zero PRO-48 control board, and that is the one part we cannot keep on the truck.
